PROPOSED SERVICES AND PHASES


PRE-DESIGN
Before we dive into the design it is important that we understand all perimeters, obstacles, or restrictions of your space which may require alignment with architects, engineers, city inspectors, condo boards, builders etc.

CONCEPT DESIGN
Based on how we understand your needs, we will develop mood boards for your approval.

SCHEMATIC DESIGN
Once we are on the right track we propose a floorplan with finishes and fixtures and image boards to show you how all the elements will work together and provide sketches of millwork and key areas such as kitchen and bathrooms. In this phase we visit showrooms and view samples.

CONSTRUCTION DOCUMENTS
Everything is fully documented through floorplans, reflected ceiling plans, floor finish plans, power and communication plans, elevations, detail drawings, specifications of all finishes, materials, and fixtures selected, and a summary of work for the project. When appropriate, we work closely with the architect to make any adjustments to the plans that may be required.

FURNITURE SELECTION and PROCUREMENT
This phase of the project is done simultaneously with the schematic design and production of construction documents so that a complete and cohesive look can be achieved throughout the design.

PROJECT MANAGEMENT
During the renovation, we will help find and secure a contractor and will be in regular communication to ensure the project is being carried out to our standards. We communicate your project status with our Friday email updates. Any deficiencies are addressed and corrected. You will sign a separate contract with the contractor.

STYLING AND ACCESSORISING
As interior designers, we love to see a project through to the last detail. When your project is complete, we are happy to assist in organising art, accessorising open shelves, and more.

3D VISUALIZATION
AB+ZU strives to showcase design concepts and material finishes by utilizing samples and boards and one-on-one meetings. However, 3D visualization is available and if required, an additional fee will be applied.

SCOPE OF WORK

Provide a working floorplan, reflected ceiling plans, millwork details, and finishes schedule of 800 sf, main floor with the following requirements including, but not limited to:

1. Kitchen

2. Living room

3. Dining room

4. Powder room

5. Possible laundry

6. Stairs refinishing

7. Entryway

8. New flooring throughout

10. Plumbing Fixtures and Vanities • Lighting Fixtures and Locations • Millwork

11. Trim and Doors

12. Furniture and Furnishings

TERMS OF ENGAGEMENT

  • Interior design services outlined in the Scope of Work will be billed at $15,000 + tax -

  • A non-refundable deposit of $1500 (10%) of the final bill is to be paid upon signature of the Contract.

  • If the Project is cancelled during a Phase, an invoice is presented for the month.

  • Client acknowledges and agrees that Client’s timely response to Company’s requests for feedback will have significant impact on the schedule set forth. Therefore, Client hereby agrees that if Company requests information, guidance, or feedback on any Work and Client does not respond within three (3) Business Days, Company will issue a pause notice

  • If a Project is paused by the Client, or as by Company (as above) a Fee will be incurred depending on the length of the project being paused.

  • Contract is valid for 1 year

  • Time estimates in the Scope of Work are based on one (1) set of revisions per Phase. Further revisions will be billed hourly at the rate of $150 an hour.

  • Additional Services shall be approved by the client prior to being undertaken and are charged at $150/hour.

  • Invoices, including reimbursable expenses, are issued monthly based at apx 20 % of the final bill minus the deposit ( We estimate 4 invoices at $5000.00 + tax) and are due upon receipt.

  • The Client agrees to make the final payment within 7 days after the completion of the project. Completion of the project is defined as the delivery of all agreed-upon deliverables and the satisfaction of all project requirements.

  • After 30 days, interest of 2.5% per month shall be applied to the invoice and work shall be suspended.

  • Reimbursable expenses (Permit charges, consultant fees) will be paid directly by the Client.

  • Mileage costs for minimum site visits are included in the fee.

  • Drawings are only conceptual and serve as a design concept and are not to be used for other purposes, all blueprints and other documents must not be used by the Client for any purpose other than what is laid out in the interior design agreement.

  • Consultants and Contractors: Designer's work does not include services from contractors like architectural, plumbing, lighting, and engineering contractors, and neither will they include modifications and alterations to structural, plumbing, heating, electrical, air conditioning, or ventilation systems in the design project.

  • Designer provides no guarantee, warranty, or certification of the quality of work of the contractors and Client will enter in a separate contract for their services. Designer will not be responsible for the quality of the contractors’ works, materials used, their performance, nor their duration of works. However, Designer shall supervise them for conformity to the design concept.

  • If and when Designer procures goods on behalf of Client (such as merchandise, furniture, finish materials, etc), Designer will share trade discounts 50/50 with Client. For greater clarity, this means if the discount offered by a supplier is 30% off the retail price, Client will receive 15% off the retail price.

  • Procurement of Goods: Designer will not place orders nor procure goods on behalf of Client until the receipt of a deposit.

  • Designer cannot guarantee prices of merchandise, interior installation, or other services not performed by Designer, a vendor’s change in price will be out of Designer’s control.

  • Most furniture or furnishing items purchased from vendors cannot be returned. Customised and specially produced items cannot be returned.

  • Interior design fees remain non-refundable even if the purchased items are returned.

  • Cancellation by Client of an already agreed-upon order will be subject to fees.

  • Termination: if either party fails substantially to perform in accordance with its terms the non-defaulting party may terminate this engagement after giving seven (7) days written notice to remedy the breach. Client may terminate this agreement without cause upon thirty (30) days written notice. On termination Client shall forthwith pay to the Designer its charges for the Services performed to the date of termination, including all fees and charges for this Project.

  • Promotion: While respecting your privacy, we request permission to promote our involvement in the project, both during and after construction. Client will provide a time when the completed work may be photographed. Photographs used for business or publicity reasons such as posting online, on social media, or for marketing and advertising. Client’s name or address will not be disclosed prior to consent.
